Public Notice: Town of Riverhead - Zoning Board of Appeals

PUBLIC NOTICE

 

Pursuant to Section 267 of the Town Law a Public Hearing will be held by the Zoning Board of Appeals of the Town of Riverhead, Suffolk County, New York on May 11, 2017 at the Riverhead Town Hall, 200 Howell Avenue, Riverhead, New York, not before the time shown below on each of the following appeals:

 

7:00pm, prevailing time, Appeal No. 2017-018 – Riverhead PGC – 655-815 Old Country Road, Riverhead - for variances to and/or relief from the provisions of Chapter 301 110 C(1) proposing to construct a restaurant with a drive-thru window where a drive-thru is not permitted, Chapter 301 Section 111 A proposing to construct a movie theater building with a height of 60 feet where the maximum permitted is 35 feet, Chapter 301 Section 231 A proposing 1,021 off-street parking stalls where 1,090 are required by the existing and proposed development, Chapter 301 Section 231 A where the proposed movie theater building will have one loading berth where a minimum of three is required and Chapter 301 Section 231 A where the proposed exterior lighting poles are 25 feet in height where the maximum permitted is 16 feet.

 

7:00 pm, prevailing time, Appeal No. 2017-023 – Eastern Wholesale Fence – 301 Scott Ave, Calverton - for variances to and/or relief from the provisions of Chapter 301 Section 186 B(6) where the control building is 31.91 feet from the rear property line where the minimum required is 50 feet, the rear addition to the main building is 43.5 feet from the rear property line where the minimum required is 50 feet, Chapter 301 Section 186 B(8) where the proposed impervious surface is 62.7% of the lot area where the maximum permitted is 57%, Chapter 301 Section 186 B(10) where 62.9% of the required parking is located within the front yard where the maximum permitted is 25% and where the parking within the front yard is 2.5 feet from the property line where the minimum required is 25 feet.

 

7:00 pm, prevailing time, Appeal No. 2017-026 – John Enghauser – 212 Creek Road, Wading River - for variances to and/or relief from the provisions of Chapter 301 Section 29 Subsection A(1)(c) where the proposed deck addition is 5.6 feet from the property line where the minimum required is 20 feet.

 

7:00 pm, prevailing time, Appeal No. 2017-028 – Jason & Rebecca Hubbard – 230 Meetinghouse Creek Road, Aquebogue - for variances to and/or relief from the provisions of Chapter 301 Section 283.4 where the farm stand to be legalized is located on a parcel where the principal farming use does not exist which does not meet the eligibility criteria for a farm stand application.

 

7:00 pm, prevailing time, Appeal No. 2017-029 – Joseph Mangini – 68 Seacove Lane, Jamesport - for variances to and/or relief from the provisions of Chapter 301 Section 17 where the proposed front yard setback is 25 feet where the minimum required is 40 feet.

 

 

Any person desiring to be heard on the above-mentioned appeals should appear at the specified time and place.

 

Zoning Board of Appeals work session begins at 6:30 P.M. in the office of the Town of Riverhead Planning Department.
